House Rules

1. Check-In & Check-Out

• Check-in: From 3:00 PM

• Check-out: By 11:00 AM

• Early check-in or late check-out may be possible depending on availability — please request in advance.

• Upon arrival, a member of our team will personally welcome you, show you around, and hand over the keys.

2. Guests & Visitors

• The maximum occupancy is 14 guests (+2 small children using sofa-beds).

• Only registered guests are permitted to stay overnight at the villa.

• Additional visitors are allowed only with prior approval.

• The villa is for private holiday use — no parties or large events are allowed without management consent.

• Quiet hours are from 11:00 PM to 8:00 AM to respect the neighborhood’s tranquility.

3. Smoking Policy

• Smoking is strictly prohibited indoors (bedrooms, living rooms, bathrooms).

• Smoking is allowed only in outdoor areas (balconies, terraces, gardens).

• Please use provided ashtrays — do not discard cigarette butts in the garden or pool area.

 
4. Pets

• We love animals, but pets are not allowed to maintain villa hygiene and accommodate guests with allergies.

5. Pool & Outdoor Safety

• The infinity pool is unfenced — children must be supervised at all times.

• No glassware is allowed near or inside the pool area.

• Pool towels are provided; please avoid using bath towels outdoors.

• The pool is cleaned regularly — avoid adding any products or substances to the water.

• For safety, no diving or running around the pool deck.

 
6. Children & Family Amenities

• Baby cots, toddler beds, and highchairs are available upon request.

• The villa is child-friendly, but parental supervision is required, especially in the playroom and near the pool.

• Socket covers and safety rails are installed in key areas.

 
7. Villa Care & Cleanliness

• Please treat the villa with respect, as you would your own home.

• Report any damage or malfunction immediately to our villa manager.

• Do not move heavy furniture or décor items.

• Towels, linens, and equipment are for villa use only — please don’t remove them from the property.

• Daily housekeeping is provided. Linens are changed weekly and towels every 3 days.

8. Kitchen & Appliances

• Two fully equipped kitchens are available for guest use.

• Please use appliances responsibly and switch them off when not in use.

• Barbecue use is permitted only under the shaded pergola area and should be handled carefully.

• Recycle glass, plastic, and paper where possible — bins are provided.

• Do not leave food uncovered or outside overnight, as it may attract insects or animals.

9. Eco-Friendly

• Water on Karpathos is limited — please use it sparingly.

• The villa’s water is filtered through osmosis and is safe to drink.

• Turn off lights, AC units, and electrical devices when leaving rooms.

• Avoid single-use plastics whenever possible.

10. Noice & Respect for the Area

• The villa is located in a peaceful area — please respect our neighbors’ privacy.

• No loud music or gatherings are permitted after 11:00 PM.

• Public behavior should reflect the serene, family-oriented character of Amoopi Bay.

11. Security & Personal Belongings

• A safe deposit box is available in every bedroom.

• Keep doors and windows closed when leaving the villa.

• The property is equipped with exterior CCTV (for entrance and parking areas only) for safety purposes.

• The management is not responsible for loss or theft of personal items.

12. Waste Disposal

• Daily waste removal is part of our housekeeping service.

• Please separate recyclables and general waste in designated bins.

• For environmental reasons, avoid excessive water use and dispose of only toilet paper in the WC.

13. Damages & Liability

• Any damage caused by guests must be reported immediately and may result in a charge for repair or replacement.

• Guests are responsible for the conduct and safety of all members of their party.

• The management is not liable for accidents, injuries, or loss of personal belongings during your stay.

14. Internet & Entertainment

• High-speed Starlink Wi-Fi is available throughout the villa.

• All Smart TVs include access to streaming platforms (Netflix, Disney+, YouTube, etc.).

• Gaming consoles and board games are available — please handle them with care and return them to their original place.

15. Departure

• Please ensure all personal belongings are packed before checkout.

• Return villa keys to the manager.

• Report any breakages before departure.

• Any minibar or wine fridge consumption will be charged upon check-out (credit card accepted).

• A small gratuity for the local housekeeping staff is always appreciated but not required.

16. Emergencies

• Emergency contact details, hospital numbers, and first aid supplies are available in the villa book.

• In case of fire or emergency, evacuate immediately and contact the villa manager.
